Builder’s Risk (COC)
Builder’s risk insurance protects property owners, developers, and contractors while renovation or construction work is being done. This insurance will protect the building while it is under construction or while improvements are being made. Excess provides risk insurance for most types of builder’s risk or renovation projects.
Excess has strong relationships with market specialist insurers that enable it to provide significant capacity within short lead times on all types of projects. Excess can consider wood frame and non-combustible fire-resistive risks with capacity varying depending on the construction type.
Excess provides cover across all construction sector needs from the largest commercial and infrastructure projects through to accessing the general property underwriting market for less complicated requirements such as wood frame projects and high value homes.

What Excess Covers:
- Limits up to $10,000,000 on a frame project (6 stories or under)
- Limits up to $150,000,000 on a non-combustible, fire-resistive project
- Limits up to $20,000,000 on wood frame or fire-resistive as long as they can attach at a minimum attachment point of 50% of the estimated contract values
- Higher limits may be available
- Commercial general liability up to $2,000,000 or higher
- Residential property up to $2,000,000
- Premises liability up to $2,000,000 or higher
- Business interruption
- Package or mono-line
- Named or multi perils on with ACV/RCV options
- Projects up to 3 stories and 10,000 square feet
- Premises Liability of $1,000,000 or $2,000,000 depending on contractor eligibility
